During opening remarks, Melissa reviewed the 2022 Highlights.
MEMBERSHIP
Membership – 3 new families (2 of which were transferred memberships due to sale of home)
Current membership is at the cap of 90 families. Six of these families have been members for 30+ years which entitles them to free membership.
There are 24 families on the waiting list.
IMPROVEMENTS & UPDATES
The doors & locks on the building were replaced, a new shower was installed, we added shelving in the mechanical room for more storage and to keep items off the floor in case of flooding, a financial audit was performed, the board reviewed and then put the insurance policies up for bid, increased coverage, we explored lighting options since the lights are left on inside the building often, added Zelle payment option which has been a success, an Instagram account has been established and we have increased the activity on the Facebook page to keep our members up to date and so we can share our fun Beachway experiences with the membership.
ACTIVITIES
We hosted a Spring Clean Up, Summer Kick Off Party, Grown Ups Night Out, Family Night and Yoga this summer. We planned a Fall cleanup & Winterization for November 5th at 9am. We had weak attendance in the summer parties so we will be re-evaluating the schedule and number of parties next summer.
FINANCIALS
Mark Schneider reviewed the financials. We had 83 paid members, six 30+ year members and 1 member who works in lieu of membership fee. Some of the expenses that stand out are the increase in the cost of liability insurance (we increased coverage therefore increase in pricing), the improvements made to the property which we discussed earlier, social events increased mainly because we didn’t have events last year due to covid and rainouts. As of the end of October, there was $1,963.56 in the checking account and $42,497.97 in the savings account. Net income for 2022 was -$7,216.23.

AMENDMENTS
The following two Bylaw amendments were voted FOR and PASSED
The dues and assessments of this Association shall be as fixed by the Board of Directors and shall be payable on the 1st day of March annually.
Nonpayment by any member of any assessment for a period of 6 months from the date when the payment was first due will result in automatic loss of membership in this Association provided that 3 notices in writing of the delinquency have been sent, the last of which shall be sent by Certified Mail. If payment is not received within 14 days after the last notice has been mailed, the member shall be dropped from the rolls.
ADDITIONAL TOPICS
We finished up the meeting discussing the following potential future expenses, thoughts and ideas…
Possible replacement of playground – we should check with members to see if anyone gets a discount.
The lounge chairs have been a big hit at the beach, we discussed the possibility of purchasing additional ones (the ones currently at the beach were given to us by the Port Yacht Club when they were replacing that set with a new one).
We had some plumbing issues in the bathroom this summer and the plumber mentioned that we might have to replace some parts soon. We will keep an eye on this.
We also discussed the potential for some sort of shade structure. We have purchased umbrellas and canopies, but they didn’t last. We will continue to think of ideas. Members are welcome to bring their own canopies or umbrellas to use when they are at the beach.

MEMBERSHIP CAP REVIEW
We currently have a membership cap of 90 families and 24 families on the waiting list.
We reviewed the usage survey that the board sent out to our members. 29 out of 90 families (32%) filled out the survey. Approximately 40% of the families that filled out the survey used the beach more than 5x’s this past summer (that’s approximately 12% of our total members). The percentage was slightly higher for the previous two summers when there were less activities going on due to covid.
There was a lot of support from the members that attended the meeting and some that have called prior to the meeting to make sure their thoughts were known on this issue to increase the cap.

EROSION and THE BAY
We discussed erosion issues possibly due to runoff from the Port Yacht Club property.
In addition, we discussed the debris that is being washed off boats on the Port Yacht Club property into the bay which is not legal. The DEC is addressing this problem with the Port Yacht Club.

PARTICIPATION OPPORTUNITIES
We are looking for volunteers for social events, maintenance/garden, kayak management, etc. We are excited that a few members who attended the annual meeting would like to volunteer. We will keep everyone up to date on board meetings so more members can get involved.
